Executive - Network Programs and Rollout (Site Management) - CONTRACT   (Vacancy Closed)

Job Responsibilities

1) Pre contract – Initiation of Tenancy Agreement. Meeting with the UM PIC & NFP to discuss on ;

  • Term and Conditions of the Tenancy Agreement.
  • Documentation needed as per UM standard documentation.
  • Drafting of handover notice.
2) Pre-contract - Execution.
  • Tenancy Agreement
    • Review, revised and approved tenancy agreement as per UM new site.
    • Verification of documents required by the UM provides by the NFP such as copy of land title, photocopy of the latest assessment receipt; photocopy of the latest quit rent receipt; copy of the bank account particulars for banking, landlord’s NRIC, copy of company forms 13, 24, 44 and 49 etc.
    • Assisting in circulation of TA signing process for UM witness (HOD) & authorized signatory (CTO) (Hardcopies).
    • Handover the signed TA to UM PIC (during manual circulation).
  • Temporary Occupational Land (TOL) – Subject to the land area
    • Preparation of company forms to the NFP which need company secretary & legal assistance, memo etc.
    • Assisting for TOL form circulation CEO to sign TOL form.
    • Assisting in getting CEO signing related forms from land office, i.e. appointment of surveyor & authorization of payment of survey fees.
  • Permit Occupational – subject to the land area
    • Review of the letter of offer/ permit provided by the landlord.

Key Experiences and Qualifications

  • Candidate must possess or currently pursuing a Bachelor of Legal studies / Bachelor Of Laws (LL.B) / Bachelor in Real Estate/Property Management, Business Admin.
  • Good interpersonal skills and ability to interact with people of all levels.
  • Basic knowledge of Land Law, Tenancy Agreement, Property Management and Legal Procedures. Ability to read simple contract, analyse and identify legal risks of LOO (Letter of Offer).
  • PC literate – Microsoft Excel/Word software (at least medium level).
